Who it's for
For anyone looking to buy in Paraguay, whether or not they live here yet.
Foreigners can buy and own property in Paraguay on essentially the same terms as citizens, and you do not need to be a resident to hold title. Whether you are looking for a primary residence in Asunción, a second home or a long-term investment, we connect you with trusted, verified sellers across Asunción and beyond, covering residential, commercial and investment properties.
What Clarity Paraguay handles for you.
- Finding properties that fit what you are looking for, from verified sellers.
- Basic due diligence on title clarity and valuation before we present any property to you.
- Coordinating the escribano and the due diligence: the title at the Public Registry, mortgages and liens, the Catastro records, municipal taxes and the seller's right to sell.
- Facilitating the conversation between you and the seller, and advising on fair market value.
- Keeping the process transparent from first viewing to final transfer.
How it works.
-
Tell us what you are looking for
A home, a second home or an investment, in Asunción or beyond. We share properties from verified sellers.
-
Agree terms
Once you agree with the seller, a reservation agreement and deposit take the property off the market.
-
Due diligence
The critical stage. The title, any mortgages or liens, the cadastral records, municipal taxes and the seller's identity and right to sell are all verified.
-
Sign the deed
The escribano prepares the escritura pública. Both parties sign, and payment is made.
-
Registration
The transfer is registered at the Public Registry, completing the change of ownership.
Before you buy

Frequently asked questions.
Do I need residency to buy property?
No. Foreigners can own property in Paraguay on essentially the same terms as citizens, and there is no residency requirement to hold title.
Are there any restrictions for foreign buyers?
Rural land inside the 50 km border security zone (Ley 2532/2005) cannot be owned by nationals of Argentina, Bolivia or Brazil, or companies they control, without an Executive decree. Urban property in Asunción is not affected; rural plots near the river border can be, so we check the location first.
What does the escribano do?
The escribano público (public notary) is central to every purchase. They draft the public deed, verify the parties and lodge the transfer for registration. We recommend using your own escribano rather than one chosen by the other side.
Can buying property help with permanent residency?
Property owners are one of the 12 solvency categories for permanent residency. You qualify with a title registered in your name within the last 2 years, and Migraciones may also ask for proof of income from the property.
This page is general information, not legal advice. Every transaction is different, so always work with a qualified escribano.
